Experienced Eyes You Can Trust

Philip, Lana, and their family moved from central Illinois to Georgia in the early 2000’s and have loved this sweet community ever since! Before this, they owned a family dairy farm and Philip did construction part time. After moving to Georgia, they began a new adventure called Manna Rentals, and this business has allowed Philip to gain even more hands-on construction experience thru building and remodeling homes. Between living and working in Illinois and Georgia, he has over 35 years of experience in this field.

Along with extensive construction and building experience, Philip has over 15 inspection certifications thru InterNACHI in all the key systems including HVAC, electrical, plumbing, and more! You can be assured that he will do a thorough job at your home inspection as he has both the qualifications and the real-world experience needed to spot what others might miss.

In early 2025, they welcomed Jack Maibach to the Home Scan team! Philip has personally trained him and found him to be very thorough as an inspector, and you can also be assured that he will do a great job of inspecting your home!

We welcome any questions at any time. We will do our best to provide a thorough inspection, because when you are buying a home, KNOWING MATTERS.

Frequently Asked Questions

What does a home inspection include?

Our inspections cover all major components of the home including the roof, foundation, HVAC, plumbing, electrical, attic, crawlspace, outbuildings, and more. We also offer specialized services like radon testing, air quality analysis, termite inspections, and thermal imaging.

How long does a typical inspection take?

Most home inspections take about three hours, depending on the size and condition of the property. Additional services may extend the time slightly.

When will I receive my inspection report?

We provide same-day reports, so you can review findings quickly and make informed decisions without delay.

Do I need to be present during the inspection?

It is not required that you are present at your home inspection. If you would like to come towards the end of the inspection to talk directly to the inspector, you are more than welcome to do so! If you aren’t able to stop by, you can always give us a call when you receive your report later on that same day. We welcome any questions you might have, and we are glad to explain things in detail to you!

Are you certified and insured?

Yes. All of our inspectors are InterNACHI certified with over 15 specialized certifications. We also have over 30 years of construction and remodeling experience. We are fully insured and will conduct each inspection with integrity, honesty, and professionalism.

What kind of report will I receive?

You’ll receive a comprehensive, same-day written report outlining the overall condition of the home, including any defects or concerns discovered during the inspection.

What is radon and why is testing recommended?

Radon is an invisible, odorless radioactive gas that can enter homes through foundation cracks. Our 48-hour testing process accurately measures radon levels, helping protect your family—especially since radon is a leading cause of lung cancer in non-smokers, according to the EPA.

What is an indoor air quality test?

An indoor air quality test provides a detailed assessment of the air inside your home or building, measuring contaminants such as VOCs, carbon dioxide, particulate matter, humidity, and temperature that can impact occupant health and comfort.

What is thermal imaging?

Thermal imaging uses infrared technology to detect heat variations, uncovering hidden issues like moisture intrusion, air leaks, poor insulation, and electrical faults that aren’t visible to the naked eye.
